Construction of New Administrative Complex in Corrientes – 1st. Stage

DESCRIPTION OF WORKS

The project involves building a new urban complex in the block delimited by the streets Catamarca, San Lorenzo, Rivadavia and Av. 3 de Abril, in the City of Corrientes. The complex will feature three open-plan buildings designed to host modern office spaces for various provincial government departments and agencies. The development will also include a public square.

 

In the first stage under this contract the following will be executed: 14.277 m² totals, distributed as follows: 10,173 m² of covered area, developed on 12 office-type floors, totaling 7,770 m² ofcarpeted flooring, in addition to 4,104 m² of semi-covered surfaces, including all three towers of the project:

 

Tower 1: Ground floor and 5 floors.

Tower 2: Ground floor and 4 floors.

Tower 3: Ground floor and 3 floors.

 

The reinforced concrete structures are designed to support the second phase of the project, which will expand Tower 1 to eight stories, Tower 2 to seven, and Tower 3 to six. 

Each tower will be spaced over 15 meters apart, allowing for optimal natural light on all floors.

The complex will be accessible from surrounding urban streets, with open entry for both residents and visitors. Its layout, inspired by a plaza design, includes modern, low-maintenance landscaping that blends with the local environment. With access from three different streets, the development promotes urban integration and offers public spaces for recreation and relaxation.” 

The buildings will feature a Window Wall system, a Building Management System (BMS) for intelligent control, and solar-control glass. They will include machine room-less elevators with speeds over 1.4 m/s, smart access systems, and raised floors in office areas. Each floor will have built-in air conditioning with individual units, perimeter landscaping using native or adapted vegetation, and restrooms equipped with water-saving fixtures and taps. The design includes a range of modern, high-quality features to ensure comfort, efficiency, and sustainability.

It uses efficient technologies and sustainable materials to reduce environmental impact and improve energy performance. The result is a building that’s cost-effective to operate, easy to maintain, adaptable to different uses, and promotes productivity and well-being for its users.
